Self-employed people are often told "no" by their bank, not because they can't afford a home, but because their tax returns don't tell the full story. Smart write-offs lower your taxes, and they also lower the income a traditional lender sees.

Questions I hear most

"How long do I need to be self-employed?"
Usually 2 years, but some lenders have programs for newer businesses.

"I'm incorporated. Does that change things?"
It can. Some lenders consider income kept in your corporation.

"My bank said no. Is that final?"
Not at all. One lender's "no" isn't the market's answer.
