Two lenders can look at the same property and tell you two very different things about what you qualify for. The reason is how they treat rental income.
Offset vs. add-back
Some lenders subtract rent from the property's costs (rental offset). Others add a portion of the rent to your income. It sounds minor, but it can change your borrowing power a lot.
How much rent counts, and the proof required
Lenders differ on what percentage of rent they'll use and whether they need a signed lease or just an appraiser's rent estimate.
Why it matters for investors
One property? Worth knowing. Building a portfolio? The wrong lender can cap you at two or three doors.
